Terms of use

Short, because the site is simple: it answers questions and it has one form. Using it means you accept what is on this page.

Effective November 5, 2026.

Who you are dealing with

This site is operated by Alex (Alejandro) Espinoza, a licensed mortgage loan originator, NMLS 1110038, sponsored by Coastal Pacific Lending, Inc., NMLS 965211, at 1100 Town & Country, Suite 1250, Orange, CA 92868. When this page says "Alex" it means him personally in that capacity. He is who you are dealing with; offtheloan.com is a web address and the title of this site, not a company.

What this site is

It is information, and an offer to answer your question. This site is informational and is not a commitment to lend. Nothing here approves you for anything, and nothing here is an offer to lend.

The pages explain how lending rules generally work. They cite the agency guide or the statute underneath so you can check them. They are not advice about your situation, because your situation has facts in it that no web page knows.

Nothing here is legal advice or tax advice. Alex is not your lawyer and not your accountant. A divorce has legal and tax consequences that a mortgage originator is not licensed to advise you on, and where a page says to get a lawyer, that is meant.

The calculator

The buyout calculator is an estimate from the numbers you type, worked with arithmetic that is published and tested. It cannot tell you whether you qualify. That depends on your credit, the documents behind your income, the property and the loan program, none of which it knows. Its verdict is a signal about which conversation to have next, not a decision.

It assumes a conventional loan. If a different program is the right answer for you, the estimate is measuring the wrong thing, which the page says where you use it.

Using the form

Give information that is true and your own. Do not submit someone else's details: Alex may only call or text a person who agreed to it themselves, so a form filled in on a third party's behalf is of no use to anyone and creates a problem for them.

Alex is licensed in CA, FL, GA, VA, WA, AZ, TN, CO, ID. If your property is elsewhere, he will tell you so rather than take the file, and the form itself stops before it asks for your contact details.

What happens to what you submit is set out in the privacy policy, which is part of these terms.

The writing on this site

The words and the design belong to Alex. Quote a passage with a link back, by all means. Republishing a page wholesale as your own is not on.

Links to agencies and to legislation go to those bodies' own sites. What is on them is theirs, not his.

Accuracy, and the limits of it

Every lending claim on this site has been reviewed by Alex as a licensed originator, against the primary source cited beneath it, and each article carries the date he did it. Agency guides change. A page that was right in November may be out of date by spring, and the review date is there so you can see how fresh it is.

Use the site as a starting point and confirm anything that matters before you act on it. Alex is not liable for a decision taken on a page alone rather than on advice about your own file. Nothing in this paragraph limits anything that cannot be limited by law, which includes liability for fraud.

Governing law

These terms are governed by the law of the State of California, without regard to its conflict of laws rules. The courts of California are where any dispute about them is heard.

Your rights as a consumer under the law of the state you live in are not taken away by that. Where your own state gives you a right these terms cannot remove, that right stands.

If something is wrong

Tell Alex first: alex@offtheloan.com. A page that is wrong gets fixed, and if a reader found it, that is worth more than the embarrassment.

His license, and the sponsor's, can be checked at NMLS Consumer Access, which is also where you can see how to raise a complaint with the regulator.

Changes

These terms can change. The effective date at the top says when they last did. Using the site after a change means accepting the version then in force.
