For attorneys, mediators and agents
Your client has one mortgage question inside a much larger case: can they keep the house, or get their name off the loan, and what does that take. Alex answers that question in writing, within 24 hours, before anyone signs anything.
Family law attorneys, mediators, certified divorce financial analysts, divorce real estate agents. If you work a divorce file where a house or a cosigned loan is in it, this page is for you.
What Alex does
- Answers whether your client can qualify, on the figures you already have in the file.
- Says plainly when the answer is no, and what would have to change for it to be yes.
- Puts the answer in writing, so it can go in the file rather than in a phone note.
- Runs the loan if the answer is yes, in the nine states he is licensed in.
What he does not do
- No legal advice. He does not draft or interpret decree language. He will say what a lender is going to ask to see in it.
- No credit pulled until your client says so, and nothing run on a name you send him.
- No contact with your client unless they ask for it or they fill the form themselves.
- No fee to you, and no fee from you. See below.
A question answered within 24 hours
Send the question with whatever figures you have and Alex replies within 24 hours on a business day. A Friday evening question is answered Monday morning. The reply is in writing, it says yes, no, or not yet, and when figures are missing it names exactly which ones rather than asking you to start again.
He is licensed in California, Florida, Georgia, Virginia, Washington, Arizona, Tennessee, Colorado, Idaho. If the property is somewhere else he will say so in the same reply, and he does not take a referral fee for passing the file on.
No referral fees, in either direction
Alex does not pay you for sending a client, and he does not accept payment for sending a client to you. Section 8 of the Real Estate Settlement Procedures Act prohibits giving or accepting anything of value for the referral of settlement service business, and rather than work out where the edge of that sits, nothing of value changes hands at all.
No fee, no gift, no share of a commission, no co-marketing arranged as a way of paying for names, and no rent for a desk nobody sits at. If a client of yours ends up working with Alex, the only thing you get is a client who was told the truth about their options early, and a written answer you can put in the file.
This works the same way in reverse. Alex refers people to attorneys and mediators when they need one, and he takes nothing for it.
Your share link
Every link is the start page with your name on the end of it:
https://offtheloan.com/start/?ref=smith-family-law
Pick the slug you want, press the button, and the page you land on is the page your client will see. The address bar then holds the finished link, ready to copy into an email, a client letter, or your own site.
What the link does, and what it does not do
- It credits you. The slug travels with your client's request and lands in Alex's record of it, so he knows who sent them and who to keep informed.
- It says nothing about your client. The slug identifies you, never them, and your client never has to type it or even notice it.
- It works with the browser's script switched off, which some corporate and library machines do. The link is read from the address your client arrived at, so nothing is lost.
- It is not a tracking pixel and it is not an account. There is nothing to log into, nothing stored in your client's browser by it, and no fee attached to it in either direction.
The one-page guide
Can your client qualify? One page, no jargon, built to print clean and go in a file or an email to a client. It covers the three ways a name actually comes off a loan, what Alex needs to answer the question, and what to tell a client who is about to sign something.
Why there is no form on this page
There is nowhere on this page to type your client's name, email address or phone number, and that is deliberate. Before Alex may call or text anyone, that person has to agree to it themselves, in writing, in words they have read. You cannot give that agreement on their behalf, and a form here that collected their details would quietly ask you to.
So your client fills the short form on the start page themselves, with your link, and Alex has a record of exactly what they agreed to and when. If you would rather just ask the question yourself, email it. A question from you about a file is not the same thing as consent from a client, and Alex answers it in writing.
